Welcome to The Woodland! The Woodland is more than a residence—it is a community of vibrant, diverse, and caring neighbors. Our building provides many services, and also many opportunities to connect, participate, and contribute.

Condo Association Board of Director Meetings and Community Conversations are held monthly and are open to all residents. Check the calendar for days and times.

This intention of this page is to provide a high level guide to living at The Woodland, but detailed rules and guidelines are outlined in the Owner/Resident Handbook. If you require a paper copy, you may print it or request one from the on-site Management Office on the M Level.

The Woodland building and grounds are smoke-free. The gazebo is the only area where smoking is allowed.

  • If you have limited physical mobility and/or use a walker or wheelchair, please make the management office aware in case of emergency. The security staff will be notified.

    Outer front door: You can use the pad on the left of the door to get the door to open automatically using your fob. You will need to contact the Management Office to get your fob programmed for this.

    Mail boxes: If you need one in a lower row, please notify the management office to make this change.

    Community Room: Bathrooms and locker rooms are wheelchair accessible.

    Fitness Center and Laundry Room: Wheelchair accessible

  • All units contain fan coil units that provide both air conditioning and heating. Each Spring the entire building is switched over from heat to air conditioning, and in the Fall, the reverse. While management controls this for the entire building, you have the ability to control the amount of heat or cooling via the fan dial.

    In the extreme heat of the summer, the units also act as a dehumidifier so it is critical that you keep all windows (and sliding doors) closed to allow them to properly evaporate the humidity. Failure to do so can cause the units to overflow. Please check your units often during the summer to prevent water damage to your floors

  • Should you choose to store your bicycle or kayak in the area reserved for this purpose in the Garage, you must register with the On-Site Management Office. There is an annual fee for this service. Please check with the Office for the current fees.

    You will receive a sticker for your bike and/or kayak upon registration and payment of the fee.

  • The Board of Directors is elected by condo owners and serves on a voluntary basis.

    Look for notices of meetings on the website calendar, posted in elevators, the Mail Room, and glass display boards in the building.

    All residents of The Woodland are invited to attend Board meetings.

    There are standing and ad-hoc committees of the Board. Please consider joining a committee if you are interested in becoming active in our community.

  • Community Room

    Residents are welcome to use this room for gatherings and socializing. The room can be accessed using your key fob.

    Public WiFi access is available in the community room;

    Scheduled All-Resident Events: The Woodland Board of Directors or individual residents may reserve the space free of charge for events open to all residents. Reservations must be made through the On-Site Management Office, on a first come, first served basis.

    Private Events: The Room and its kitchen may be reserved by residents for private events on a first come, first served basis. Reservations for private events must be made through the On-Site Management Office. There is a rental fee. Please check with the Office for specific information.

    Library

    The lending library in the Community Room is maintained by volunteers and operates on the honor system.

    You may borrow books and return them by placing them on the table closest to the bookshelves.

    Donation of used books is appreciated and may be left on the library table. NO TEXTBOOKS, PLEASE!

    Pool Table

    Cues and balls are available where the pool table is located.

    Ping Pong Table

    Ask the Security Desk for assistance in setting up the table.

    Paddles and balls are available from the Security Desk.

  • Delivery of furniture, appliances, and other large items must be scheduled with the On-Site Management Office in order to arrange for use of the elevators and loading dock.

    Delivery hours are restricted to Monday–Saturday between the hours of 8:00 a.m. and 4:00 p.m.

    Grocery delivery services (such as Pea Pod) must also be made via the Loading Dock entrance. Delivery hours are restricted to Monday-Saturday, after 8:00 a.m. (no early mornings).

    Food deliveries (such as pizza) may be received through the main lobby entrance.

  • Carry Your Fob!

    You will need to use your fob to enter the building from outside or from the garage interior. This includes the main entrance, the pool area doors (adjacent to the inner garage door), the mezzanine area patio door (from the Community Room), the Loading Dock doors, stairwell doors, and the red door from the garage interior (near the Green Corner).

    Stairwells

    There are 4 stairwells in The Woodland. Refer to the Owner/Resident Handbook for detailed maps:

    East Stairwell: Terminates on Floor 1, except in emergencies.

    West Stairwell: Terminates on Rear Parking Lot level.

    South Stairwell: Terminates on Floor 1, except in emergencies.

    The Inner Stairwell is accessed across from the elevators on each floor. It terminates on Floor 1. THIS IS NOT AN EMERGENCY EXIT. Do not use the Inner Stairwell during fire or other emergency evacuations.

  • DON’T PANIC

    In-your-unit alarm - such as cooking smoke, no flames. DO NOT OPEN THE DOOR as this release the smoke into the hallway and set off the entire building alarm. Open windows, slider to release the smoke and CALL SECURITY.

    Building alarm - exit the building using the East, West, South stairwells, but not the stairwell across from the elevators. The Hartford Fire Dpt. will tell you when you can return into the building. If you are unable to use the stairs and have previously advised management, firefighters will assist you in leaving if you are in danger.

    Detailed instructions, including a building map and description of the alarm system, is contained in the Resident/Owner Handbook.

  • Fitness Room

    Equipment is available to residents of The Woodland.

    Use is at your own risk.

    Sauna

    Directions for use of the sauna are posted outside the door to the unit.

    Restrooms, locker rooms and showers are located in the Community Room and adjoining areas.

  • If you employ any of the above individuals, it is your responsibility as the owner/resident of your unit, to assure that all rules and regulations of The Woodland are followed. Please assure that you discuss the following information with them and refer them to the detailed Residents Guide information for details.

    A few highlights;

    Parking is in the REAR LOT ONLY and is monitored by Security. Entrance is via front entrance only.

    Trash All trash must be bagged and dropped down the chute in the compactor/refuse room. If it does not fit in the chute, it must be brought to the dumpster in the back parking lot. Bins in the compactor rooms are for recyclables only. All medical waste should be properly disposed of per medical standards.

  • The Laundry Room is open 24/7 (except during daily cleaning) for use by residents of The Woodland, on a prepaid laundry card basis. Public WiFi access is available in the laundry room:

    Laundry Cards may be purchased for $5 (must use a $5 bill) using the machine in the Laundry Room. Value can be added to the cards using the same machine. If you have any problem with your card, contact the company directly. The web address and 800 phone number are listed on the machine. They are very responsive.

    Washing machines are high-efficiency and large capacity. Please follow directions and do not use more than the recommended amount of laundry soap.

    Washing machine doors are to be left ajar after use for purposes of de-humidification.

    Dryer lint traps must be cleaned after each use. Please be considerate.

    You may add time to your dryer cycle by re-inserting your laundry card after the cycle begins. 10-minute increments will be added to your drying time and charged to your card.

  • The Loading Dock, located mid-way down the driveway on the north side of the building, is available for use by residents, delivery people, repair and maintenance personnel, and movers.

    There is a call button to the Security Desk for non-residents desiring entry, and an inner automatic sliding door.

    The Loading Dock is NOT a parking space for residents. Violators will be ticketed.

    The Mail Room is located on Floor 1 opposite the elevators.

    You will receive email and/or text notification of packages and items too large to fit into your mailbox. Go to the Security Desk to retrieve your items.

    To sign up for the package notification system, go to the Security Desk to provide them with your email and mobile phone number.

    Deposit outgoing mail either in the mail chutes near the elevators on each floor, or in the door slot inside the mailroom. There are also USPS mail boxes directly across the street and in front of 21 Woodland St.

  • All units are inspected annually for basic maintenance, which includes changing filters in the heating/AC units. These are mandatory inspections.

    The Fire Marshall requires an annual inspection of the alarm system. These are mandatory inspections, requiring residents to allow our alarm contractor to have access to their units.

    Every three years, the duct work system is inspected which requires entry into units.

    Residents are notified of inspection dates, during which maintenance personnel will be entering the units.

    There may also be the need for exterminators to enter your unit. It is mandatory that you allow the staff to enter your unit with the Extermination vendor, not just for your health but for that of your neighbors.

  • Monthly Payments for Unit Owners:

    Be sure your phone and email contact information are current and correct. Notify the Management Office of any changes.

    Make payments payable to The Woodland or to The Woodland House Condominium Association, Inc.

    Payments are due on the 1st of each month. Late charges are assessed after the 10th.

    Owners may alternatively deliver their payments to the On-Site Management Office locked mail box outside their office.

    Renters:

    Assure that both your landlord and the On-Site Management Office have your current and correct phone and email contact information.

    Make your payments directly to your landlord per your lease agreement.

    Contact your landlord directly for repairs and other issues in your unit.

    In the case of an emergency (for example, water leakage), contact both the On-Site Management Office and your landlord.

  • All moves in or out of the building must be scheduled through the On-Site Management Office in order to reserve use of the elevators and Loading Dock.

    Moving and delivery hours are Monday–Saturday between the hours of 8:00 a.m. and 4:00 p.m. and are scheduled on a first-come first-served basis.

    Check with the On-Site Management Office for specifics and fees.

  • Noise from renovation, repairs, furniture moving, picture hanging, etc. is restricted to the hours between 8:00–5:00, Monday through Saturday.

    Please be considerate

  • Parking at The Woodland is by permit only. All parking areas are patrolled by staff and monitored by security cameras.

    We provide Purpl EV 48 amp charging stations, with contactless payment and reservation capability. They are locatedboth in the outdoor parking lot and in our garage.

    Unregistered vehicles are subject to towing at the owner’s expense.

    Fee-based parking in the garage or back lot is attached to the unit leased or purchased. If neither is included, ask management about availability.

    Car retrieval in the garage is coordinated by the valet staff on a 24/7 basis.

    If you have a garage space, call the garage valet to ask for your vehicle, or use the white board in the garage to schedule in advance.

    Car wash service is available. Make arrangements with the garage valet attendant. Fees for services are posted.

    Note that during snow events, outside parkers will receive an email and/or text message asking to move their vehicles at a scheduled time in order to allow for plowing of the lot and road. Please anticipate this and move your car when requested.

    The automated gates to the rear parking lot are open between the hours of 6:00 a.m. and 8:00 p.m. daily. They are closed from 8:00 p.m. until 6:00 a.m. daily. If you have visitors or caregivers who need to park in the lot during times when the gates are closed, it might be necessary for you to alert the Security Desk to facilitate timely opening of the gate.

    Overnight visitor parking is available, but vehicles must be tagged and there is a fee assessed. Please see “Security” section for additional information.

    Residents may not park in the front (public) lot. Violators are subject to fine.

    If you are a resident and pay for a parking space but don’t have a car, and you have an overnight guest with a car, please notify security so they will not be ticketed.

    Please note that privately owned carts cannot be left or stored in the garage.

  • All dogs must be registered with the Woodland Management Office. It is not necessary to register cats or other pets. There is a one-time fee of $100. Dogs must also be licensed with the City of Hartford. There is a designated recreation area in the rear parking lot for pets and owners. Pet waste disposal bags are provided. Use them!

    Dogs must be kept on leash whenever they are in the common areas. They are not allowed in the main lobby and you must enter and exit via the Mezzanine loading dock doors.

    Dogs cannot weigh over 25 pounds. Please refer to the Owner/Resident handbook for specific regulations regarding pets.

  • Residents are allowed three guests to use the pool area. Pool passes are distributed shortly before the opening of the pool each Spring, along with a listing of rules. You must bring your pass with you when entering the pool area.

    Guests are not allowed to use the pool without the presence of the unit resident.

    Children under 12 years of age must be accompanied by an adult at all times.

    Pool Hours and rules of conduct are posted clearly and available in documents provided by the Management.

  • Condo owners may make desired renovations to their units, using tradespeople of their choice, in line with required specifications and standards as outlined in the Owner/Resident Handbook.

    The Woodland maintenance staff is also available for repairs and maintenance. Contact the On-Site Management Office to arrange a work order and schedule. Fee-based labor and materials are billed to your unit as an addition to your monthly homeowner fee.

    Twice yearly, The Woodland arranges for the services of a window washing company. Notices will be posted in the building to announce timing and fees of this optional service.

  • The Woodland has 24-hour security

    It is recommended that you save their number in your phone.

    Take the time to introduce yourself to the Security personnel.

    Make sure your current contact and visitor information is correct & updated with the front desk.

    Contact Security in the event of emergencies or safety issues.

  • Grocery carts are available in the Garage and Loading Dock areas for the convenience of residents. Privately owned carts cannot be stored in the garage.

    Return grocery cart to wherever you obtained it - garage or loading dock - immediately after use.

  • The Woodland is a smoke-free building. The gazebo in the back garden area is the only place that outside smoking is allowed.

  • Each unit in The Woodland is assigned a storage cubicle in one of two locations on the Mezzanine Level.

    Contact the On-Site Management Office for details and to determine the location of your storage area.

    Storage areas can be accessed with your key fob.

    On occasion, additional storage units may be available for a fee. Contact the On-Site Management Office.

    Compactor Rooms: (located on each floor, near the elevators)

    Use the chute in this room for the disposal of trash. Use small, securely fastened bags. No kitty litter or glass containers (dispose of in outside dumpster) as they explode when they are compacted in the basement refuse room and are a terrible mess for our maintenance staff to clean up (as well as a safety hazard for them).

    No loose items, cardboard boxes or bulky items are allowed.

    Place glass, paper, and glass in the barrels. No need to separate.

    Green Corner: (Garage Level):

    Located just inside the entrance to the Garage.

    Shredding: There is a locked bin that is regularly removed by a secure shredding service.

    Composting: Use only the green compostable bags provided.

    Refundable/Redeemable: Plastic, Aluminum Cans & Glass. (Proceeds are donated to a local charity)

    Cardboard Recycling Dumpster: Place all flattened cardboard here.

    Swap Table: Residents may exchange small household items here. Please, no food, clothing, bedding, linens, or furniture.

    Large Item Disposal

    Contact the Management Office to arrange for disposal of larger items such as furniture, mattresses, etc. Contractors are to remove their own refuse and not use our dumpsters.

    Cardboard

    There is a large dumpster in the parking lot for large cardboard items. Break down all boxes before discarding them.
